Oman residency for Iranian citizens: every route, condition and banking tip (2026)
How Iranians can live in Oman: 14-day visa-free entry, the sponsor-free property-owner permit, the 10-year Golden Residency, work and company routes, plus the banking and document points that matter most for Iranian passport holders.
2026-11-03
For Iranians, Oman is one of the closest and most accessible Gulf destinations: short flights, a familiar culture and residence rules that became noticeably easier for property owners and investors in 2026. This guide puts every residence route side by side from an Iranian citizen's point of view, from a first visa-free trip to long-term residence.
First trip: 14 days without a visa
Iran is on the list of countries whose citizens can enter Oman visa-free for up to 14 days. The conditions are strict:
- a passport valid for at least six months
- a confirmed return ticket and a hotel booking
- travel health insurance and sufficient funds
The 14 days cannot be extended or converted into residence. To view projects and stay longer, a tourist visa or the one-year multiple-entry visit visa (up to one month per visit) from the Royal Oman Police eVisa portal is the better choice. Check the current list and conditions with Oman's Ministry of Foreign Affairs before travelling; these lists can change.

Route 1: residence through property, no sponsor
The biggest 2026 change for Iranians is Royal Oman Police Decision 87/2026, in force since June 2026:
- No sponsor needed. A foreign owner of a residential unit can obtain residence in their own right.
- Family included. Spouse, children and parents (first-degree relatives).
- No published minimum value. Unlike Golden Residency, no minimum price has been set for this permit.
- Off-plan counts. Owners of units whose registration is not yet complete can apply with a certificate from the competent authority.
- Valid 6 to 12 months, renewable for as long as you own the property. Selling it ends your and your family's permits.
One vital point: the decision changed residence rules, not ownership rules. Oman's housing ministry has confirmed that foreigners can still buy only in designated areas, such as Integrated Tourism Complexes (ITCs) and approved new cities. Before paying anything, make sure the project is in an area open to foreigners and that the title will be registered in your name.
Route 2: the 10-year Golden Residency
Since September 2025, Oman's Golden Residency is available for a qualifying investment from OMR 200,000 (about USD 520,000), including titled property in tourism complexes, a company, bonds or a long-term deposit. It runs for 10 years and is renewable. AGBI reported around 56,000 applications by mid-2026. If your budget is below that level, the owner permit (Route 1) is usually the realistic path.
Route 3: employment
If an Omani employer hires you, your work permit and residence are issued through that employer. The route depends on the job, so residence must be resolved when the contract ends. See our "Working in Oman" guide for the labour-law details.
Route 4: a company and investor residence
Foreigners can own 100% of a company in most activities in Oman, and under Decision 87/2026 licensed foreign investors are among those who can hold residence without a sponsor. There is no published legal bar on Iranians owning a company; the real hurdle is banking, explained below. The full steps are in our "Company registration in Oman" guide.
The Iranian-specific point: banks and transfers
This is the most important section for Iranian readers. A legal property purchase or company registration does not oblige a bank to open an account:
- Omani banks apply enhanced due diligence to Iranian nationals and may ask for more documents or decline.
- In 2026, US sanctions pressure on Iran-linked financial channels increased and banks across the region became stricter.
- Document the source of funds: account history, sale contracts for assets, payslips or official statements.
- Move money only through licensed, official channels (banks and licensed exchange houses). Informal channels can put both the purchase and your residence at risk.
- If you legally live and bank in a third country (for example the UAE or Europe), the process is usually simpler.
Documents to prepare
- a valid passport and photos
- the purchase contract or title and the housing authority certificate (for the owner permit)
- family documents (marriage certificate, children's birth certificates) with certified translation and usually legalisation by Iran's foreign ministry and the Omani embassy
- valid health insurance
- source-of-funds evidence for the bank
Suggested steps
- A first trip visa-free or on a tourist visa to view projects
- Choose a project in an area open to foreigners and have the contract reviewed
- Pay through official channels and obtain the ownership or registration certificate
- Apply for the owner residence permit for yourself and your family
- Open a bank account once your residence card is issued
- Renew the permit for as long as you own the property
Mistakes to avoid
- Buying outside the areas open to foreigners because the price is lower.
- Assuming the 14 visa-free days can be extended.
- Transferring money through informal intermediaries.
- Forgetting that selling the property ends the residence.
