Oman's Golden Residency has been in force since September 2025 and replaces the old investor residence scheme. This guide explains simply what it costs, who qualifies and what to do if your budget is smaller.

| Minimum investment | OMR 200,000 (about USD 520,000) |

What changed?
Oman previously had two investor tiers: 5 years for OMR 250,000 and 10 years for OMR 500,000. The new programme replaces both with a single OMR 200,000 threshold and seven routes, so it is both cheaper and broader.
Seven routes to Golden Residency
Each route needs at least OMR 200,000:
- Property in an Integrated Tourism Complex (ITC) with title in your name
- A company operating for at least a year where your share of assets reaches the threshold
- Government development bonds with at least two years to maturity
- Listed shares on the Muscat stock exchange
- A five-year fixed deposit in an Omani bank
- A company employing 50 or more Omanis
- A company registered under the Foreign Capital Investment Law
For most foreign buyers the property route is the simplest, because it delivers both residence and rental income.

Costs on top of the price
- Property registration: around 3% of the price for foreign buyers in ITCs
- Residence application fees: vary by route and are shown on the portal
- Certified translations and legalisation of family documents, health insurance and a medical test
- Annual service charges after handover
For an OMR 200,000 property, budget roughly OMR 208,000–210,000 in total.
Documents
- valid passport and photos
- title deed or sale contract and an official valuation
- family documents (marriage certificate, children's birth certificates) translated and legalised
- valid health insurance
- proof of source of funds (banks apply extra checks to some nationalities)
Steps
- choose a property in an ITC worth OMR 200,000 or more
- pay and register the title in your name
- apply on the Invest in Oman platform and pay the fee
- document review, medical test and residence cards for you and your family
Smaller budget? Property-owner residence
Since June 2026, under Royal Oman Police Decision 87/2026, a foreign owner of a residential unit can obtain residence for themselves and their family with no published minimum value. Permits run 6–12 months and renew while you own the property. For most families this route is cheaper and sufficient.
| Owner residence | Golden Residency | |
|---|---|---|
| Minimum property value | none published | OMR 200,000 |
| Duration | 6–12 months, renewable | 10 years |
| Best for | most buyers | larger investors |
