Managing and letting your Oman property from abroad
Options for managing a property remotely, costs, annual vs short-term letting, contract registration, power of attorney and receiving rent.

Most buyers of property in Oman do not live there full time. The good news is that you can let and maintain a property remotely, as long as you set up the right structure from the start. This guide covers your options, typical costs and the steps not to skip.
Three ways to manage a property remotely
| Method | Suits | Typical cost |
|---|---|---|
| Property management company | Annual letting, owners with little time | about 5–10% of annual rent |
| The community's own management | Projects with a rental programme (such as some hotel-branded units) | revenue share or fee per contract |
| Lawyer or personal representative | Owners with someone trusted in Muscat | negotiated |
For short-term (daily and weekly) letting the management fee is usually higher, because cleaning, key handover and guest check-in are part of the job.
Annual or short-term letting?
- Annual: steadier income, fewer headaches, family or professional tenants. For most remote owners this is the simpler choice.
- Short-term: higher income in peak seasons, but with vacancies, furnishing, cleaning and a tourism licence. Before anything else, ask whether the community allows short-term letting.
Before you let
- A written tenancy contract with rent, term, deposit and repair responsibilities.
- Register the contract with Muscat Municipality: the fee is 3% of the rent and is paid by the landlord. If it is not registered, the fine can reach three times that amount.
- Utilities: electricity and water (Nama) are usually transferred to the tenant or settled with them; write this into the contract.
- The community service charge always stays with the owner, even when the property is let.
- Building and contents insurance is advisable for a furnished unit.
Power of attorney
If someone will sign contracts, collect rent or handle paperwork for you, they need a power of attorney. A POA drawn up outside Oman usually needs attestation and a certified Arabic translation. Keep the scope narrow and specific, for example letting and maintenance only, not sale.
Receiving the rent
Rent is usually paid into a bank account in Oman, so having a local account makes things much easier; see our guide "Opening a bank account in Oman". From 2028, Oman's personal income tax applies only to total income above OMR 42,000 a year, so most owners of one or two units will not be affected; still, check with a tax adviser.
Reporting and control
Ask your manager for a simple monthly report:
- Rent received and deductions
- Repairs carried out, with photos and invoices
- Contract status and renewal date
- A periodic inspection of the unit, at least twice a year
