Opening a bank account in Oman as a foreigner or Iranian: documents and tips (2026)
Resident or non-resident account, the documents banks ask for, why residency comes first and what Iranian nationals should expect from Omani banks.

If you buy property or live in Oman, sooner or later you need an Omani bank account: to pay service charges and utilities, collect rent from a tenant, or write the cheques that landlords ask for. This guide explains how foreigners, including Iranians, can open an account and what to expect.
Two kinds of account: resident and non-resident
| Resident account | Non-resident account | |
|---|---|---|
| Who it is for | Holders of an Omani residence card | People living outside Oman |
| Main document | Resident card (ID) and passport | Passport, home address, occupation and source of funds |
| Features | Full: card, cheques, transfers, loans | More limited; depends on the bank |
| Difficulty | Easier | More checks |
Non-resident accounts: what documents?
Bank Muscat, Oman's largest bank, asks non-residents for:
- A copy of the passport
- Proof of full residential address
- Occupational status
- Six months of statements from a bank in the country of residence (source of funds)
- The purpose of the account with proof, such as property in Oman, first-degree relatives living in Oman, or investments in Oman
So a purchase contract for property in Oman is one of the best reasons to open an account. Golden Residency applicants have a separate route at the same bank, and if documents are incomplete the account may open with limited withdrawals until the residence card arrives.
The easiest route: residency first, then the account
Most banks open full accounts for Omani residence card holders. The good news for buyers is that under Decision 87/2026 the owner of a residential unit can obtain residency for themselves and their family without a sponsor, even for an off-plan unit. The usual sequence is:
- Buy the unit and obtain the ownership certificate
- Apply for owner residency
- Receive the residence card
- Open a resident account with the card and passport
A note for Iranian buyers
Buying property legally in Oman does not mean every bank will open an account. Omani banks usually carry out enhanced due diligence on Iranian nationals, and each bank has its own policy:
- They may ask for more documents, and reviews can take longer.
- One bank may decline while another accepts.
- If you hold lawful residency and a bank account in a third country, the process is usually easier.
- Prepare and translate your source-of-funds documents in advance.
What you need the account for
- Utilities and service charges: many communities expect bank payment.
- Renting out your property: tenants usually pay by post-dated cheques or monthly transfers.
- Renting a home: landlords often want cheques for the whole year, which require an Omani account.
- Car registration, internet and services: simpler with an account and a residence card.
Step by step
- Choose a bank and ask for its current resident or non-resident terms.
- Prepare documents: passport, contract or title deed, statements, residence card if you have one.
- Apply at a branch or through the bank's contact channels.
- Once approved, activate your card and online banking.
